Well, it is once you get the
approvals!
Tearing down a building today can have
as much red tape as building a new one. The K.F. Sullivan Co.
can take the hassles out of it. Just some of the items we handle
so you won’t have to are:
Plan Commission
meetings: Sullivan staff architects will present your project
at the city committee meetings, preparing the proper drawings
as necessary. Many communities, including Madison, require plan
commission approval for any building demolition.
Recycling plans:
Many municipalities require a recycling & reuse plan before
they will grant a permit. We will evaluate the existing building
and prepare and submit the recycling plan for approval.
Temporary parking
lot design and construction: Once the old building is gone,
something must go in its place. We can design and construct the
new parking lot. A new parking lot will require striping, lighting,
and landscaping even without a building.
Abatement:
Asbestos, lead paint, and other hazardous materials will have
to be disposed of properly.
DNR notification:
In Wisconsin, the DNR must be notified in advance of any building
demolition.
Coordinate
disconnection of utilities: An existing building will have
many utilities to be disconnected: water, sewer, storm sewer,
phone, data, fire hydrants, and electrical service. Each of these
must be coordinated with the appropriate utility company and disconnected
in the proper manner.
Storm water
management: Redevelopment of a building site will require
storm water calculations and design.
Erosion control
measures and inspections: Silt fences will need to be installed
as well as storm inlet protection. The streets and sidewalks must
be kept clean by installing tracking pads and sweeping as needed.
Demolition
permit: Once all the requirements mentioned above have
been approved, we will obtain the permit for you.
